Abstract

Given the current inflationary effects in the country, this study examines the nexus between inflation and the quality attributes in construction projects in FCT, Abuja, to enhance real estate construction and mitigate the effects of inflation on construction in Nigeria. An exploratory research design was adopted using both primary and secondary sources of data. Two sets of questionnaires were administered, one to the property owners and the other to the Real Estate Developers. Using stratified sampling techniques, structured questionnaires were administered to the respondents, while 95 (63.33) and 210 (52.50) copies were retrieved from the Real Estate Developers and Private Landowners, respectively. Key findings from the study indicate that the rate of inflation increased from 11.40% in 2019 to 26.31% in 2024. These consequently affected the prices of building materials within the said periods, as the major quality attributes identified were sustainability, strength, and performance of structures, ranked 1st and 2nd respectively, with mean scores of 4.7368, For suitability attributes among Real Estate Developers, meeting requirements topped the list (4.6737), followed by proper handling (2nd, 4.4947) and desirability/demand (3rd, 4.3474). Results showed significant differences in the opinion of the respondents based on the nature of project qualities. It was concluded that, for the Nigerian economy to improve, policy formulations, intervention strategies such as the use of local building materials, appropriate budgeting, inflation reduction measures, amongst others, are essential to mitigate the effects of inflation and enhance real estate development in the country.
